Powered shell data center for AI operators

A powered shell data center is a finished building with its power already in place, ready for your team to fit out. PacinfraX delivers the land, the structure and the energized supply in 10–50 MW blocks, and you install the interior systems on your own schedule and standard.

Who it's for

Who chooses a powered shell

A powered shell suits operators who already have a hall design, a fit-out supply chain or a standard they repeat from site to site. You keep control of the interior and the schedule for it; we take on the parts that depend on land, permits and power.

  • Neoclouds and GPU providers

A repeatable hall design that you install across several sites, with power delivered ahead of your fit-out.

  • Hyperscalers and AI labs

Shells that match an in-house reference design, so mechanical and electrical systems follow your own standard.

  • Enterprises with an engineering team

Capacity your team can configure for its own platform without building a power plant.

Timeline logic

Why a powered shell can start your fit-out sooner

Time to capacity depends on whichever item arrives last. On most sites that is power. When the campus plan includes on-site natural gas generation and battery storage, power is built in parallel with the shell and arrives at the boundary at the same time as the structure.

Why fit-out can begin as the shell completes

That ordering lets your fit-out begin as the shell completes. Your equipment orders, your installers and your commissioning team can all be scheduled against one date, instead of waiting for a utility connection to be confirmed.

The supply side is explained on power infrastructure.

Design basis

Interfaces and design basis for a powered shell

A powered shell works when the interfaces are clear. We document each one in the shell specification so your engineers can design the interior against fixed points.

The five interfaces we document
  • Electrical: capacity, voltage and metering at the shell boundary, plus the redundancy configuration of the campus supply.
  • Mechanical: locations and capacities of cooling utility connections, plant space and pipe routes.
  • Structural: floor loading, clear height, bay spacing and roof loads for plant.
  • Network: conduit entries, fibre routes and meet points on the campus.
  • Access: loading docks, equipment routes and temporary construction access.

Your fit-out

What the tenant fits out

You decide how the interior is built and who builds it. A typical fit-out covers these tasks.

A typical fit-out sequence
  • Install electrical distribution, UPS and rack power from the boundary.
  • Install cooling plant, coolant distribution units and manifolds for liquid-cooled racks.
  • Lay out containment, rack rows and cable routes.
  • Commission systems together, then load racks in stages.
  • Connect to carriers and to the campus control room feeds.

Handover

Energization and handover at the boundary

Handover happens at the electrical and mechanical boundary written into the shell specification. Before it, we test the supply at the boundary with your representatives present and record the results. After it, your team controls everything inside the hall.

Control-room monitoring after handover

Because the campus control room monitors generation and storage, you can agree which supply signals flow to your own operations tools. That gives your team early warning of changes on the campus side while you keep full control of the interior.

Handover tests, records and contacts
  • Boundary tests for voltage, capacity and transfer between sources.
  • Written record of results and as-built drawings for the shell.
  • Agreed contacts and escalation path between campus operations and your team.

FAQ

Powered shell data center questions

What is a powered shell data center?

A powered shell is a data center building delivered with energized power at its boundary. The customer fits out the interior systems on their own schedule.

What does PacinfraX deliver in a powered shell?

Land, permits, the building structure and envelope, utility corridors and energized power at the shell boundary, in 10–50 MW blocks.

What do I install myself?

Electrical distribution inside the hall, cooling plant and loops, containment, racks and network. We document the interfaces so your design connects cleanly.

How is a powered shell different from a build-to-suit?

In a build-to-suit we deliver the finished hall. In a powered shell you take the building and the power and deliver the interior.

4 more questions
How is the shell powered?

The campus runs on on-site natural gas generation with battery storage, with a grid connection added later as a bridge. Your boundary sees one supply.

Can I use my own reference design?

Yes. Bring your design standard and we align the shell specification to it at the start of the project.

Can I add blocks later?

Yes. Campuses are planned as repeatable 10–50 MW blocks, so a second shell follows the pattern of the first.

Where are powered shells available?

South ERCOT, Texas, where an AI campus is in development; Minnesota, powered industrial site; and Vietnam, with 1,200 MW planned across four sites.
